It’s Thursday, July 2. I’ve been saying it for years - the franchise chain value prop is degrading and now major chains are starting to react. Hilton cut loyalty fees for owners, but only half its U.S. system clears the guest satisfaction gate. China fined Trip.com $770 million over exclusive hotel deals, and hotel tech startups raised $1 billion with PMS platforms taking $408 million of it. IHG joined Hilton and Marriott with AI search while G6 put Motel 6 inside ChatGPT and Google's AI Mode passed a billion users (although, I still don’t get why companies are building ChatGPT apps). New data from a 61,000 person study shows independents beat chain-affiliated properties on LLMs by $7.10/night

TOGETHER WITH CENDYN
Still treating email deliverability like a technical checklist? AI-powered inboxes are deciding which hotel emails get noticed, summarized, or quietly deprioritized. In this new guide, Cendyn explains what hotel marketers need to know to protect deliverability and earn greater visibility in the AI inbox.
✅ Earn More Inbox Visibility: Improve engagement signals with relevant, personalized campaigns that guests are more likely to open, click, save, and reply to.
✅ Protect Sender Reputation: Strengthen deliverability with better list hygiene, re-engagement campaigns, clear unsubscribe handling, and fewer low-quality contacts.
✅ Write for Guests and AI: Use clear subject lines, value-led opening copy, and focused mobile-friendly messaging that inbox AI can accurately summarize.
As inbox providers become recommendation engines, Cendyn’s new email guide shows why hotels need to prioritize relevance, trust, segmentation, and thoughtful frequency.
GOING DEEPER
1. A CIO's Framework for Evaluating Hotel AI Pilots Before You Sign
95% of enterprise generative AI pilots deliver no measurable bottom-line impact, per MIT NANDA, and Gartner expects 30% to die after proof of concept. The license fee is the smallest line on the bill: integration, data plumbing, retraining, model monitoring and change management carry the real cost, and one estimate puts a custom build at $500K to $2M upfront plus 30% to 40% annually. Compliance belongs before signature, not after, since the UK's £18.4M fine landed on Marriott even though the breach involved a vendor.
🔑 Key takeaway: Write kill criteria before launch and measure against a matched control property, not the vendor's baseline. A pilot without pre-set metrics gets declared a success by whoever championed it. Read More →
2. Hilton Cuts Loyalty Fees and Launches Rise Program to Improve Owner Returns
Hilton cut loyalty fees for most hotels, launched Rise to discount program fees, and opened a full P&L review that has already spawned a second phase internally called Rise II. PIP and renovation requirements are loosening, and a direct Navan integration built on Hilton's own APIs routes around more expensive distribution channels. RevPAR rose 3.9%, the pipeline hit a record 541,300 rooms, and full-year guidance moved up to 3% to 3.5%.
🔑 Key takeaway: I’ve been saying for years that the franchise value prop is erroding. Sarah Koppit (who will be on the HotelTechInsider podcast in a couple weeks shined a light on the problem in a killer series recently. The fee relief is gated on guest experience scores and only half the U.S. system currently clears it. Guest satisfaction just became a line item, and half of Hilton's owners are paying full freight while their compset is not. Read More →
3. New Study: AI Assistants Pay $46 a Night for Eco-Certification
61,000 randomized trials across twelve AI assistants measured which signals causally move a hotel recommendation. Rating is the single largest lever, 3.9 to 4.7 stars lifts selection 31.6 points, worth $126.40 a night, and price runs a close second at 30 points. Review volume does not just add to that, it multiplies it: a 4.7 backed by 2,100 reviews moves the machine substantially more than the same 4.7 backed by 45.
🔑 Key takeaway: Rating and volume together account for 45% of what drives an AI recommendation, and volume functions as a credibility weight on the score. That compounds. Properties with deep, current review bases get their ratings believed, and thin-review properties get discounted even at the same star average. Read More →
