Airbnb is piloting reduced service fees for hosts who bring their own guests through shareable links, with reported rates of 6% and 10% versus the standard 15.5%, while the reservation, payment, and AirCover coverage stay on Airbnb. It matters because Airbnb is the first major platform to price commission by demand source, and hosts pushing bookings to their own sites to escape Airbnb, Vrbo, and Booking.com now have a cheaper middle option. If Airbnb standardizes and widens the program, Booking.com and Expedia face a competitor charging a fraction of a flat commission on the exact traffic operators already own, which weakens the argument that every booking processed by an OTA deserves full commission. 3. STR: 2027 Room Rate Growth Won't Keep Up With Costs, But Fewer New Hotels Means Higher Occupancy
STR senior forecasting analyst Jake Bruno told the Hotel Data Conference that U.S. occupancy should grow through 2027 on a 0.6% supply increase and the lowest construction volume in 12 years, while ADR stays below the 2.4% forecast inflation rate. It matters because the 2027 upside comes from a supply shortage rather than demand strength, and only 42% of U.S. markets are currently outpacing inflation even though most of the top 25 are. For owners, the threat is budgeting off a national average that overstates two thirds of the country, with rising credit card delinquency taking 40 basis points off economy performance for every 1% increase and June RevPAR forecast down 0.8% against the World Cup comp.
